Every fee we charge is set out in full below, in line with the Tenant Fees Act 2019. If it isn’t listed here, we don’t charge it.
Tenant fees
Under the Tenant Fees Act 2019, letting agents in England can only charge tenants the fees listed below. Everything else, like rent and a protected deposit, is standard across any tenancy.
Holding Deposit
To reserve a property. This will be deducted from the first month’s rent if the tenancy proceeds. May be retained if false or misleading information is provided, Right to Rent checks fail, or the applicant withdraws.
Security Deposit
Held for the duration of the tenancy and protected in a government-approved scheme. Used to cover damages, cleaning, or unpaid rent at the end of the tenancy.
Rent
Payable in advance as per the tenancy agreement.
Variation of Contract
Payable if a tenant requests a change to the tenancy agreement (e.g. change of sharer), or reasonable costs if higher.
Early Termination
If a tenant requests to leave early, they will be liable for the landlord’s costs of re-letting and rent until a new tenancy commences.
Lost Key / Security Device
Cost of replacing lost keys, fobs, or security devices. If locks need changing, the full cost will be charged.
Late Payment of Rent
Charged on rent more than 14 days overdue, in line with legislation.
Utilities, Council Tax, TV Licence
Tenants are responsible for these payments unless otherwise stated in the tenancy agreement.
Landlord fees
Three service levels, each with one fixed fee, agreed and confirmed in writing before you commit to anything.
Tenant Find Only
Includes marketing the property, conducting viewings, tenant referencing, Right to Rent checks, and preparation of tenancy documentation.
Fully Managed Service
Comprehensive service including marketing, tenant find, rent collection, maintenance management, periodic inspections, compliance support, and tenancy management throughout.
Rent Collection Service
Includes tenant find (if required), rent collection, arrears chasing, and monthly statements.
Client money protection & redress
We are a member of the Property Redress Scheme (PRS023291) and use Client Money Protect (CMP015056) to protect client funds in full. Certificates are available in our footer, or on request.
