Maintenance and repairs

Who’s responsible?

Your landlord

  • The structure and exterior of the property: walls, roof, windows and doors
  • Water, gas and electrical installations, kept safe and in working order
  • Providing working heating and hot water
  • An annual gas safety check, and an EICR every 5 years
  • Working smoke alarms on every floor, and carbon monoxide alarms where needed

You, the tenant

  • Deliberate or wilful damage
  • Fixtures or fittings removed and not replaced
  • Neglect beyond normal wear and tear
  • Unauthorised alterations left un-reversed
  • Rubbish or furniture left behind at the end of the tenancy
