Who’s responsible?
Your landlord
- The structure and exterior of the property: walls, roof, windows and doors
- Water, gas and electrical installations, kept safe and in working order
- Providing working heating and hot water
- An annual gas safety check, and an EICR every 5 years
- Working smoke alarms on every floor, and carbon monoxide alarms where needed
You, the tenant
- Deliberate or wilful damage
- Fixtures or fittings removed and not replaced
- Neglect beyond normal wear and tear
- Unauthorised alterations left un-reversed
- Rubbish or furniture left behind at the end of the tenancy
